Description of Scheme

This is a six unit new build scheme (5 x one bedroom houses and 1 x two bedroom bungalow) built on a brownfield site acquired from the local authority. The internal walls within each dwelling will be non-load bearing to allow for future adaptation. The wheelchair bungalow includes a third habitable room, the other units are one bedroom houses and could be divided to provide three habitable rooms with the use of temporary dividers for a short period of time (for example for a live-in carer). The one bedroom houses will be capable of adaptation with space for stair lifts and with the incorporation of a downstairs as well as upstairs WC. The houses have internal storage under the stairs. The wheelchair bungalow will have adjustable kitchen units. The wheelchair unit has an externally accessed wheelchair charging store as well as internal storage and a covered car port. The car port can be used for external get-togethers in inclement weather. The access road is a shared surface but the scheme itself is too small for "Homezone" to be applied. The principles have been considered and included as much as possible. Tree and shrub planting is proposed with species that are beneficial to wildlife. The units are to be built to the Code for Sustainable Homes Level 3. A WiFi based system of call for support (Telecare) will be available from day 1.

Where Is It?

Gedling is a suburb to the north-east of Nottingham. The site is a former garage site owned by Gedling Borough Council which has been unused for some time. The site is surrounded by former local authority housing stock (1950's/1960's), now with a mix of rented and owner-occupied houses.

The scheme has a local general and convenience store (Sainsburys Local), banks, takeaways (delicatessen/pizza) within walking distance and is close to a bus route.

Care Services

The building work is close to completion. The scheme has been developed for adults with learning disabilities although individuals and their care needs have not yet been finally identified.

Facilities

The scheme has been designed to meet the strategic aims of the local authority's housing strategy, in conjunction with Adult Social Care & CCG Commissioners. By the very nature of this approach it means that each new resident will have their own personalised care and support package which will mean in practical terms their support will be tailored to meet their assessed and agreed individual needs. For this scheme it is proposed that the housing management and the care support are provided by NCHA as the provider which provides high levels of efficiency especially where staff can be shared between tenants. The standards of the Care Services are regulated by CQC as a Home Care Service. The important element of the service is the provision of Telecare with a 24hour response service. Additional specialist services such as for example Consultant Psychiatrist or Speech and Language Therapy will be provided by the NHS to the tenants as an inward facing community service as will day time activity such as training, volunteering and hopefully paid work in time.
