Description of Scheme

Murray House is a bespoke development of nine self-contained one bedroom flats. Offering supported living to tenants with learning disabilities.

It is a wwo storey single aspect block incorporating an atrium and glazed corridors to draw light into the internal facing rooms (kitchen). The scheme is designed to meet the HAPPI principles and all flats are capable of accepting a resident in a wheelchair. The building is fully wheelchair accessible and incorporates a lift.

The common room is south facing and the roof of this room will provide a terraced area. A guest room has also been provided. This scheme will meet CSH Level 3 with heating and hot provided by an Air to Water heat pump and will have a Building Management System provided to assist with measurement, usage and billing.

The roof will be mainly of zinc with a section in single ply membrane with storm drainage leading to a soakaway. A warden call system capable of taking wireless peripherals is being fitted so staff will always be accessible to residents.

Where Is It?

Murray House is situated next to mainly 1970/1980's private housing, with a Council Car Park opposite the entrance, a playground for teenagers immediately to the West and the local Fire Station abutting the site to the East.

Proximity

Murray house is close to the amenities in the village which the tenants access daily i.e. shops, buses, chemist, hairdressers, etc..

The local supermarket and the dentist are both 500m from the scheme, the Pharmacy and other shops are 350m away, and the Health Centre is approximately 2.5 km.

Tenants have also been using local churches, community centres for dance classes and art sessions.

Relevant Local Strategy

This scheme is being developed as part of Warwickshire County Councils strategy to provide accommodation for those with LD's in the Community.

Care Services

If needed, there will be a warden call system meaning that residents can wirelessly access staff if they are in need of immediate care or attention, 24 hours a day.

Facilities

The scheme has a common room with kitchen opening onto a communal garden and a roof top terrace above that can be accessed from the building or the garden. Furthermore, the scheme will be staffed to reflect the care purchased but the expectation is that 24 hour staffing will be provided, on a waking night basis although provision has been made for staff sleepover should that be required. As the specific residents are yet to be identified this aspect has not been finalised.
