Description of Scheme
This was the site of an old sheltered housing scheme which was poorly designed and could not be cost effectively renovated or re-modelled. Milecastle, Northumberland Care Trust and Tynedale District Council worked with external consultants to identify the housing care and support needs of older people in the local community and this was used to inform the DH bid. The scheme is in the middle of an estate of general needs social housing and surrounded by bungalows designated for older people and an extra care scheme would provide a range of leisure and health and well-being services into the local community as well as out of hours care. There was a lot of consultation with local older people's groups and scheme residents about extra care and the services it could provide.
The Manors has flexible accommodation to meet changing needs and is finished externally with traditional materials in keeping with the surrounding mature housing estate and internally with finishes and colours in a coordinated interior design scheme which keeps away from 'institutional' precedents.
The site enjoys panoramic views of the Tyne Valley, apartments to the north and east enjoy the views, those to the south and west face the existing housing and benefit from neighbourhood activity. The communal spaces and social areas at ground floor level are designed to take full advantage of both aspects throughout the day with windows to both elevations and an external terrace to the rear in addition to sheltered gardens. Public access to these areas integrates the scheme with the community with progressive privacy for the residents. IT facilities are included and environmentally the scheme has both a ground source heat pump and solar panels contributing to water heating.
Where Is It?
The Manors is surrounded by general needs housing estate, including bungalows designated for older people on the edge of Prudhoe Town Centre, which is at the eastern edge of the Tyne Valley on the border with Gateshead.
