Description of Scheme
The scheme will deliver a mix of 27 homes for people with autistic spectrum disorder and learning disabilities which are being funded with GLA grant funding plus 64 additional intermediate homes let at sub market rents for key workers and other eligible households for intermediate housing.
This portion of the required accommodation comprises 27 units divided into the following three types:
1. 15 residential units for people with learning disabilities and physical disabilities
- Co-located with communal and support accommodation.
- Two types of residential units, designed with input from the existing service providers, will be provided:
- Single bedroom flats (comprising open plan living / dining / kitchen, bedroom, and shower room)
- Studio flats (comprising an open plan studio room with zones for sitting, dining, preparing food and sleeping).
- The residential units are grouped in clusters of 3 and 4 flats, around a central communal courtyard garden.
2. 8 residential units for people with learning disabilities and autism
- Co-located with communal and support accommodation.
- The residential units, designed with input from the existing service providers, are single bedroom flats comprising living / dining room, kitchen, bedroom, and shower room.
- The residential units are grouped in clusters of 4 flats, around a central communal courtyard garden.
3. 4 residential units for people with learning disabilities and complex needs
- The residential units are single bedroom flats comprising open plan living / dining / kitchen, bedroom, and shower or bath room.
- This includes a central staff base.
Parking
- 4 parking spaces designated for use in connection with the supported housing, including one disabled parking bay, will be located on the southern site frontage facing Elmfield Way, directly adjacent to the main entrances into the three supported housing groupings.
- Also along this frontage is a pull-in for a larger vehicle such as a minibus or ambulance. Covered parking for 8 bicycles will also be provided adjacent to the building entrance.

This scheme will be located in the London Borough of Westminster. The development is to be located over 3 sites, 291 Harrow Road W9, 1-2 Elmfield Way W9 and an adjacent brownfield site known as N3.
The Specialist housing accommodation for persons with autistic spectrum disorder and learning disabilities with be provided at 1-2 Elmfield Way and N3, while the intermediate housing accommodation will be provided at 291 Harrow Road and part at 1-2 Elmfield Way.
The surrounding area in Harrow road is composed of a mix of 1950's and 1960's council stock plus some newer mixed private and affordable housing blocks from the 1980s and 1990s.
