Description of Scheme

The scheme was developed to meet the recognised and growing need for extra care services in and around Bolton. Bolton undertook a review of services in the borough to identify need and then worked with Places for People to bid for funding and identify a suitable site for the scheme. Strategically Bolton identified a trend of an increasing older population, with health issues such as stroke, pulmonary diseases and dementia and the scheme is developed to care and support older people with these and other health care issues to maintain independence and retain their own home.

The development comprises of 36 two bedroom apartments which are made up of 22 apartments for shared ownership with the remaining 14 being for rent. Full mixed tenure inclusion is achieved by 'pepper potting' the tenures throughout the development.

All of the apartments are wheelchair accessible. The internal design has the flexibility to adjust the partition between bedroom two and the living with relative ease, as required.

The scheme delivers services to a wide range of older people aged over 55 with a care need, including people with physical disabilities, learning disabilities, dementia, chronic illness.

The scheme links in with the local community through the local health centre and GP's surgery, the PCT have been involved in the development and the facilities are accessible to district nurses and other professionals. Further work is ongoing with local retailers and businesses.

Where Is It?

The site is located in Harwood, Bolton. The area is predominantly residential and is serviced with good local facilities, including a supermarket, many varied local independent shops and a library within easy walking distance. Adjacent to the site is a General Practitioners Health Centre Surgery. Good public transport and road links are in existence.

Relevant Local Strategy

There is a target to increase the number of extra care housing units available. Through a recent review of older person services and needs in Bolton the local authority have identified an increasing demand and a projected rise in the older population in Bolton. Bolton aims to provide an additional 200 extra care units by 2010.
