Accessibility and adaptations included in new National Trading Standards best practice guidance for property listings

The National Trading Standards Estate and Letting Agency Team (NTSELAT) have provided updated guidance to agents and landlords to improve material information in property listings. This now includes new advice on providing details about a property's accessibility and adaptations; a listing should include, if relevant, an accurate description or statement of any known property adaptations or accessibility features.

Details about step-free access from the street, wet rooms/level access showers and lateral living as well as adaptations such as grab rails should all be included as key material information, following the guidance, as the NTSELAT consider it is vital for people with mobility issues to be able to know if a property will be suitable for them. The full guidance contains details of the best way to present such information in a property listing.

The Housing LIN and AccessiblePRS, whose Accessible Letting Scheme (opens new window) features the '3am test (opens new window)' for whether a listing includes enough information for disabled renters, were among those consulted about the changes. The NTSELAT have provided a dedicated website about all material information in property listings, as well as full guidance for both estate and lettings agents, and quick guides for agents, buyers and sellers, and sellers and landlords.
