Launch of the Social and Affordable Homes Programme 2026 to 2036

Today has seen the launch of guidance on Homes England’s and the Greater London Authority’s (GLA) 10-year Social and Affordable Homes Programmes.

The £39bn programme (up to £17.1bn for London) will give housing associations and strategic partners, including Mayors, greater certainty over the capital funding they will have available to build new social and affordable homes in thriving communities.  

And, further to the Older People’s Housing Taskforce report, the guidance makes explicit reference to funding supported and specialist housing, such as extra care and retirement living, as well as welcome acknowledgements for community-led housing/cohousing and intergenerational housing.

Commenting on the publication, the Housing LIN’s CEO, Jeremy Porteus, stated:

We know from the Taskforce report that there is an undersupply of such provision and older people and people with disabilities have limited choice, often having to live in an inappropriate or unsuitable home until an accessible or adapted home becomes available. With our commitment to the HAPPI design principles, we look forward to working closely with Homes England and the GLA to support their continuous sector engagement activities and strategic partnerships to evidence the case for both specialist and supported housing and more age-friendly, mainstream social and affordable housing, as well as explore innovation new housing and place based solutions for an ageing population.”
