Progamme - Day 1

Do customers want what they need, and need what they want?

As the Integrated Retirement Community (IRC) sector evolves and matures, so must its customer proposition. Do customers know what they want, and do they want what they need? And how do operators manage the delicate balance between creating a ‘pull’ and catering for the forces that ‘push’? What’s the smart approach to balancing marketable lifestyle factors, with more difficult conversations about age related factors that ultimately make people consider IRCs?

  • Presentation: Ageing through the ages: tracing the lineage of IRCs in the UK –  Michael Voges, Executive Director, ARCO
  • Presentation: Can integrated retirement communities be all things to all people? – Dr Simon Carr, Senior Lecturer, Centre for Death and Society, Department of Education, University of Bath
  • Panel discussion: Do customers want what they need, and need what they want? –  Michael Voges, Executive Director, ARCO & Dr Simon Carr, Senior Lecturer, Centre for Death and Society, Department of Education, University of Bath

The Policy accelerator

The announcement of the Task Force for older people’s housing is likely to promote the growth of housing with care for older people. Hear directly from members of the Task Force, Ministers and key experts on what the next 12 months have in store for planning, tenure models and the customer proposition as well as the profound impact it will likely have on the IRC sector.

  • Presentation: The challenges and opportunities ahead – Jane Ashcroft CBE, Chief Executive, Anchor and Vice-Chair, ARCO & Nick Sanderson, Chief Executive, Audley Group and Chair, ARCO
  • Keynote presentation: Key governmental priorities for housing for older people - Stuart Andrew, MP and Minister of Estate for Housing invited

Further speakers to be announced shortly

Demographics determine our destination

Britain has always been an ethnically diverse country, but the most pronounced changes occurred post 1945 when increased immigration from Europe and the Commonwealth became formal Government Policy post WW2. Today ethnic minority individuals make up 14% of the overall population in the United Kingdom, and 20% of those aged 24 and below. How can the IRC sector better cater for other ethnic minority groups and itself better reflect today's reality?

  • Presentation: The shift towards an increasingly ethnically diverse ageing population - Tade Muyiwa-George, Partnerships Manager, ARCO
  • Panel discussion: Embracing ethnic diversity and elevating value in Integrated Retirement Communities -  Tade Muyiwa-George, Partnerships Manager, ARCO, Elaine Francis, Regional Sales Manager, Teal Furniture, Inti Popat, Head of Retirement Living, MHA, Louise Read, Legal Counsel, Inspired Villages, Millie Gobbinsingh, resident, ExtraCare Charitable Trust

Expanding the contract

The leasehold system is currently undergoing fundamental reform. Hear from legal experts on how alternative tenure models – sitting between rental and leasehold - will redefine the relationship between operators and customers and shape the future trajectory of our sector.

  • Presentation: What is the customer looking for…? - Sam Dalton, Policy & External Affairs Manager, ARCO
  • Presentation: … and what is the leasehold system offering them? - Sally Ireland, Head of Regulation and Compliance, ARCO
  • Presentation: Righthold - modifying the leasehold system to meet customer demands for mainstream IRCs – Will Bax, Chief Executive, Retirement Villages Group & Jamie Bunce, Chief Executive, Inspired Villages Group
  • Presentation: Creating an alternative between rental and leasehold for assisted living apartments? – Jeremy Walford, Executive Chair Middleton Hall Retirement Village & Chair of Standards Committee, ARCO, Paul Harries, Executive Chairman, LifeCare Residences

Further speakers to be announced shortly

The mid-market target

The Task Force for our sector was announced in the Levelling Up White Paper with the clear objective of addressing the uneven distribution of IRCs across the UK. Nowhere is this more apparent than in the middle market. What Next? 2022 will examine how we can cater for the large numbers of older people unable to access either affordable IRCs or high end provision.

  • Presentation: Case study – spotlight on Mayfield Watford: early data on the customer profile in a mid-market location – Sian Hammer, Group Sales Director, Audley Group, Fiona Cannon, Group Head of Care, Audley Group
  • Presentation: Funding retirement villages in a mature market – Richard Hinchliffe, Director Sector Strategies, ANZ Business

Progamme - Day 2

Knowledge Exchange Day Programme

Growing the sector: Perspectives from New Zealand

Hear from the leading lender in the retirement village sector in New Zealand on how decisions on funding are made, how quickly schemes fill up, how both consumers’ and lenders’ interests are protected and how New Zealand’s retirement village sector grew to be the largest in the world (relative to the size of its population).

Speaker: Richard Hinchliffe, ANZ

The i-Age: Maximising value for operators and residents in a new era of Integrated Retirement Community living

Technology sits at the heart of providing personalised care for residents as they age. This interactive workshop will explore the three i’s of i-Age: Innovation, Interconnection, and Investment; including how the right services, support and technology can enable operators to lower the total cost of care, increase ROI and drive future revenues as well as exploring how technology could support the creation of the “20-minute community”.

Speakers: Kevin Willetts, James Twigg & Simon Morris, TIS

Planning policy: a crucial system undergoing constant change

Planning policy has long been a key ingredient to accelerating the IRC sector’s growth, but too many authorities do not have adequate policies in place to deal with their ageing population. With the new Levelling Up and Regeneration Bill currently in parliament, hear from the planning sector’s leading experts about both the current state of play, but also about how planning policy might change in the future.

Speaker: Iain Warner, Tetlow King

Sales data and beyond

According to Einstein, “Not everything that can be counted counts and not everything that counts can be counted.” Sherpa analysed a year of sales data from more than 100,000 later living units in 2021 to determine what drives results—and what doesn’t. But there’s more to the story. In this session, Sherpa co-founder Alex Fisher will explore both the quantitative and qualitative factors that contribute to increased sales and occupancy in senior housing.

Speaker: Alex Fisher, Sherpa

Righthold: a new contract between operators and consumers

With the leasehold system under pressure, there is a clear need for the sector to develop a new offer for property ownership in IRCs. This session will outline the proposal for Righthold tenure, the legal thinking behind it, and its attractiveness to customers and operators alike.

Speakers: Kyle Holling, Sally Ireland, ARCO, further speakers will be announced

Websites and property listings: challenges for compliance in the new regulatory landscape

With a variety of regulators and Ombudsmen new and old now interested in property sales and lettings, how can IRC operators successfully market their properties and communities while ensuring compliance with the latest requirements?

Speakers: Dr Alan Woods, The Consultant Connection, John Hesford, ARCO, further speakers will be announced

Retirement reconsidered: new data and analysis from 4,000 older people living in the UK.

In 2022, ARCO commissioned the largest ever consumer poll of housing preferences for over 65s in the UK with YouGov. In this session, we will take you through key findings from the survey response and explore what this means for the Integrated Retirement Community customer proposition. What are the main obstacles to customers considering moving to an IRC and how can this data enable us as a sector to provide more choice and certainty for our ageing population?

Speakers: speakers to be confirmed

More workshops and speakers will be announced soon.
