Get into the mix. New Technical Brief on mixed tenure extra care

There can be little doubt that leasehold schemes for older people will increasingly play an important part in meeting the needs of an ageing population. Yet, as we await details of Phase 2 of the Department of Health's Care and Support Specialised Housing Fund and its proposed emphasis on greater tenure diversity, little progress has been made in meeting the needs of this potential market.

Mixed tenure in extra care housing - coverThe Housing Learning and Improvement Network (LIN) and the Association of Retirement Community Operators (ARCO) have combined their resources to update the Housing LIN's original Technical Brief. 'Mixed tenure in extra care housing: A comprehensive review of the principal ways of achieving mixed tenure in extra care housing developments', has been significantly revised by John Payne and Jon Mills for the Housing LIN and ARCO.

To help readers understand the main issues for developing and managing mixed tenure extra care housing, the Technical Brief has been divided in 6 distinct sections covering:

  • an introduction to mixed tenure extra care housing
  • low cost home ownership and mixed tenure
  • legal issues
  • financial issues
  • marketing, and
  • a conclusion and useful appendixes

Launching the Technical Brief, Jeremy Porteus, Founder and Director of the Housing LIN said: "With growing interest in improving the range of housing options for older people and, in particular, homeowners, this new Brief is a must read for anyone who is developing or managing mixed tenure developments and wishes to understand some of the complexities of the older people's housing market."

Speaking at the Laing & Buisson's Social Care Forum this month, Michael Voges, Executive Director of ARCO said: "The mixed tenure Technical Brief will be a fantastic resource for the growing numbers of providers with an interest in combining affordable housing with shared ownership or leasehold properties. The brief provides deep insight into the mechanics of mixed tenure housing delivery, and we are delighted to have joined forces with the Housing LIN on the production of this publication."
